Spring Home Maintenance Checklist
20 tasks every homeowner should tackle before summer arrives
Spring is the perfect time to assess any damage winter left behind and get ahead of the hot Texas summer. Whether you just PCS'd into a new home or you've been in your house for years, this checklist will help you stay on top of the maintenance tasks that protect your investment.
"A well-maintained home isn't just more comfortable to live in — it protects your single largest investment and keeps your resale value strong."
Exterior Inspection
Start outside. Walk the full perimeter of your home and look for cracked or missing caulk around windows and doors, damaged siding or trim, and any signs of pest activity near the foundation. Check your driveway and walkways for cracks that expanded over winter — small cracks are cheap to seal now and expensive to ignore later.
Roof & Gutters
Inspect your roof from the ground with binoculars or hire a professional for a closer look. Look for missing, curling, or cracked shingles. Clean gutters and downspouts of winter debris and make sure they're securely attached and draining away from the foundation. A clogged gutter is one of the most common causes of water intrusion in homes.
HVAC System
Replace your air filter — in San Antonio's dusty climate, this should happen every 1–3 months. Schedule a professional tune-up before the summer heat hits. Clean the outdoor condenser unit of leaves and debris, and make sure there's at least 2 feet of clearance around it. Test your thermostat and check that all vents are open and unobstructed.
Plumbing Check
Check under sinks, around toilets, and near the water heater for any signs of leaks or corrosion. Test your outdoor hose bibs — if they froze over winter, they may have cracked. Flush your water heater to remove sediment buildup, which reduces efficiency and shortens the unit's life.
Landscaping & Drainage
Trim trees and shrubs away from the house — branches touching the roof or siding create pathways for pests and moisture. Check that the ground slopes away from your foundation on all sides. Reapply mulch in garden beds to retain moisture and prevent weeds. Test your irrigation system and replace any broken heads before the summer watering season.
