Omaha Market Update

What VA Loan Buyers Near Offutt AFB Need to Know Right Now

Omaha doesn't get the same national real estate headlines as Austin or Phoenix, and that's actually part of what makes it a strong market for military buyers. Steady appreciation, affordable entry points relative to coastal duty stations, and a rental market that supports long-term investment — the fundamentals near Offutt AFB are solid. Here's what VA loan buyers need to understand about the current market before making a move.

Where Omaha Home Prices Stand Today

The median home price in the greater Omaha metro currently sits in the mid-to-upper $200,000s, with communities closest to Offutt AFB — Bellevue, Papillion, and La Vista — ranging from roughly $240,000 to $340,000 depending on size, age, and neighborhood.

Compared to San Antonio, Omaha's price points are modestly lower across comparable neighborhoods, which means BAH stretches further here in many cases. The trade-off is that Omaha's market is also tighter on inventory in the most desirable Offutt-adjacent zip codes — well-priced homes in Bellevue and Papillion move quickly, often within two to three weeks of listing.

Days on market across the broader metro average 25 to 40 days, but that number masks meaningful variation by neighborhood. Homes in Papillion and La Vista — particularly those in good school districts — tend to move faster than the metro average. Bellevue, which sits closest to the base, offers the most options at the most accessible price points but also sees the most competition from military buyers.

BAH vs. Current Prices: How the Math Works Near Offutt

For military buyers, the BAH-to-mortgage comparison is the number that matters most — and near Offutt, it's genuinely favorable right now. BAH rates for the Omaha area for an E-6 with dependents currently run in the range of $1,600 to $1,900 per month, reflecting the lower cost of living relative to San Antonio.

On a $270,000 VA loan at current interest rates with no down payment and no PMI, a principal and interest payment lands in the $1,650 to $1,850 range. Add property taxes and homeowner's insurance — which are higher in Nebraska than Texas on a percentage basis — and the total payment typically runs $2,100 to $2,400 per month.

That gap between BAH and total housing cost is real, but it compares favorably to the rental market. Quality three-bedroom rentals near Offutt currently run $1,500 to $1,900 per month, meaning you'd spend most or all of your BAH on rent with nothing building toward equity. For E-7s and above, and for officers, BAH often covers the full mortgage payment on a well-chosen home in Bellevue or southern Papillion.

One Omaha-specific factor worth noting: Nebraska property taxes are higher than Texas, which affects your total monthly payment more than the purchase price alone suggests. Make sure your lender is using accurate local tax estimates when running your numbers — a payment that looks comfortable based on principal and interest alone can shift meaningfully once taxes are included.

Neighborhood Breakdown: Bellevue, Papillion, and La Vista

Bellevue is the closest community to Offutt's main gate and the most popular choice for military families who prioritize a short commute. Home prices here are the most accessible of the three communities, with solid inventory in the $230,000 to $290,000 range. The trade-off is that Bellevue's school ratings are more variable than Papillion's, so families with school-age children often weigh that carefully.

Papillion sits about 10 to 15 minutes from the base and consistently ranks among the best places to live in Nebraska. The school district is excellent, the community is well-maintained, and home values have appreciated steadily. Prices here run $270,000 to $360,000 for a typical three- to four-bedroom home. Inventory moves fast — if you find something you like in Papillion, don't wait.

La Vista sits between Bellevue and Papillion geographically and in terms of price point, with homes typically ranging from $250,000 to $320,000. It offers a good balance of commute time, school quality, and affordability. New construction has been active in La Vista over the past few years, which means buyers can find newer homes with builder warranties and modern layouts at prices below comparable Papillion inventory.

How Omaha Compares to San Antonio for VA Buyers

Both markets are strong for VA loan buyers, but they have distinct characteristics worth understanding if you're weighing a PCS to one versus the other — or if you own in one market and are buying in the other.

San Antonio offers more inventory, more new construction options, and a slightly more competitive seller environment that has softened meaningfully from its 2022 peak. Omaha is tighter on inventory in the best neighborhoods but offers lower absolute price points and a market that has been consistently stable rather than volatile. San Antonio's appreciation has been stronger over the past five years; Omaha's has been steadier and more predictable.

For investors thinking about holding a home through multiple PCS cycles, both markets have strong rental demand from the military population. Omaha's lower price points mean lower carrying costs if you're renting the home out, but San Antonio's larger military population and faster-growing metro create strong long-term appreciation potential. Neither is a wrong choice — the right answer depends on your tour length, financial situation, and exit strategy.

Is Now a Good Time to Buy Near Offutt?

The honest answer is yes — with the same caveats that apply in any market. If your tour is two years or longer, your BAH covers a meaningful portion of the payment, and you have a plan for the home when orders come again, the current Omaha market offers real opportunity.

PCS season brings a surge of military buyers to the Omaha market every spring, particularly in Bellevue and Papillion. Shopping in the fall and winter — right now — means less competition, more motivated sellers, and more negotiating leverage. Homes that have been sitting since summer are often well-priced and ready to move.

VA loan buyers also benefit from the same structural advantages here as anywhere: no down payment, no PMI, and rates that run below conventional. In a market where the difference between BAH and total housing cost is already narrow, eliminating PMI can be the factor that makes the payment genuinely work. If you're heading to Offutt and haven't run your VA loan numbers yet, that's the first step.

"Omaha doesn't make national headlines — and that's exactly what makes it a smart market for military buyers who know what they're looking for."

— Lynn Kirkman, MRP
